Developer Meeting Arranged by Pohl Partners at The Park at Lakeline Oaks Bldg. (1000 Old Mill Rd.) on Thursday, February 9, 2012, @ 7:00 PM
The Lakeline Oaks Board of Directors was contacted recently by Jennie Braasch, an agent of Pohl Partners (aka Pohl Brown) about the land down from The Park at Lakeline Oaks (1000 Old Mill Rd.) next to the apartment complex along Lakeline Blvd./Old Mill Rd. Please refer to the areas in the flyer attached that Pohl Partners left on doors of nearby homeowners. Pohl Partners represents the owners of the properties. With our triumphant work as an HOA preventing the re-zoning to Multifamily (MF), Pohl Partners has reached out to us ahead of time to get our opinions, suggestions, and input, and to answer any questions about these possible developments as this might involve re-zonings of the properties. Pohl Partners has setup a community meeting to discuss the situation at The Park at Lakeline Oaks Bldg. (1000 Old Mill Rd.) on Thursday, February 9, 2012, @ 7:00 PM. The following are the details communicated to the Lakeline Oaks BOD with further details in parentheses/italics provided by Ms. Braasch:
1. Zone the 400 feet next to Lakeline of “A” to allow storage We zoned the back for storage several years ago and now have a buyer that wants all of “A” for storage. The storage looks like office/retail. The neighborhood was not opposed to the zoning on the part closest to the neighborhood, so I can’t imagine they would be opposed to it on the part next to Lakeline. (The first is the area that backs up to the apartments shown as “A” on the attached. The 400 feet next to Lakeline was not included in the previous rezone. The previous rezone was to allow the self storage that looks like offices. The neighborhood was fine with that rezone as there is low traffic to the project, it looks like offices not storage, and access is off Lakeline not Old Mill. So this is the part of the tract next to Lakeline that was not included before when we rezoned for storage. It will have the same style as the approved area. Remember the part already rezoned is conditional so that the city can make sure it is pretty. I have the buyer for it.)
2. Zone “B” from Local Retail to General Office to allow a Alzheimer’s project. (The second is the tract fronting Lakeline next to the storage area shown as “B” on the attached. It doesn’t have any frontage on Old Mill. The buyer does Alzheimer’s care. The traffic is low. The current zoning is local retail and what is needed is General Office.)
Both have low impact on traffic and their access is from Lakeline.
* Pohl Partners has installed a large sign communicating the meeting information on top of one of their signs on Old Mill Rd. If you cannot attend, please don't hesitate to e-mail me back with any opinions, suggestions, input, questions, or concerns that you want communicated at that meeting as I plan to be in attendance or if you feel uncomfortable contacting Pohl Partners directly.

Williamson Travis Counties Municipal Utilities District #1 (WTC MUD #1), which Lakeline Oaks is a part of, is under Stage 2 Mandatory Water Restricts. Since WTC MUD #1 uses Cedar Park water, the MUD follows the water restrictions enacted and applied by the city.
Under mandatory water restrictions, water customers are required to follow the watering schedule and should water less than allowed if possible:
Residential addresses ending in an even number may water outdoors on Thursdays and Sundays before 10 a.m. or after 7 p.m.
Residential addresses ending in an odd number may water outdoors on Wednesdays and Saturdays before 10 a.m. or after 7 p.m.
All commercial/business addresses, even and odd, may water outdoors on Tuesdays and Fridays, before 10 a.m. or after 7 p.m.

The Lakeline Oaks Board of Directors was contacted a couple of days ago by Jennie Braasch, an agent of Pohl Partners (aka Pohl Brown) about the land next to The Park at Lakeline Oaks (1000 Old Mill Rd.). Please refer to the general area delineated by a bold border in the image posted. Pohl Partners represents the owners of the property, Caspita Industries Ltd. With our triumphant work as an HOA preventing the re-zoning to Multifamily (MF), Pohl Partners has reached out to us ahead of time to get our opinions, suggestions, and input, and to answer any questions about this possible development as this might involve re-zoning of the property. Unfortunately, the development of single family homes by Standard Pacific last year never went through, so current interest now is to build a Lakeline Sports Complex (http://www.lakelineindoor.com/). There is a "Coming Soon" sign on the property. Pohl Partners has setup a community meeting to discuss the situation at The Park at Lakeline Oaks Bldg. (1000 Old Mill Rd.) on Wednesday, October 26th, 2011, @ 6:00 PM. The following are the details communicated to the Lakeline Oaks BOD:

The 6th Annual Lakeline Oaks Pool Party is scheduled for Sunday, July 10th, 2011, from 6:15 pm to 8:15 pm at the Elizabeth Milburn Pool. More information will be posted on the website and/or distributed out in the form of flyers as the date gets closer.

The annual community garage sale is scheduled for Saturday, May 14th, 2011, from 8:00 AM-12:00 PM (Noon) with Saturday, May 21st, 2011, scheduled as an alternate date in case of rain. No arrangements to have a charity pick up the leftovers afterwards are being coordinated this year. However, you can donate any leftover items to the charity of your choice. The closest Goodwill donation drop off center is at the following address:

The Lakeline Oaks Annual HOA Meeting is scheduled for Thursday, May 5th, 2011, from 7-9:00 PM at The Park at Lakeline Oaks Community Center, which is located at 1000 Old Mill Rd., Cedar Park, TX 78613. Homeowners will receive meeting information via postal mail from Goodwin Management. Food and refreshments will be provided. In addition, a raffling of gift cards will be held and given out to homeowners in attendance.
It must be emphasized that if you cannot attend or are unsure if you will be able to attend, please fill out and submit your proxy in the self-addressed stamped envelope. Both will be enclosed. The proxy can *ONLY* be used to meet quorum requirements to hold the meeting and to vote for a new HOA board of director of which one is up for election, which encompasses a three-year term, and nothing else. If you do end up attending, you can re-vote as your proxy will be retrieved and voided.
Failure to meet 25% quorum by proxy and attendance requires additional meetings to be held until quorum is met. Holding additional meetings wastes the valuable time of fellow neighbors who are able to attend and becomes an unplanned expense our HOA dues end up paying.
