Development Meeting w/ Pohl Brown on Thursday, July 8th, @ 7:00 PM at The Park at Lakeline Oaks Bldg. (1000 Old Mill Rd.)

One of the Lakeline Oaks Board of Directors was recently contacted by Jennie Braasch, an agent of Pohl Partners (aka Pohl Brown) about the land next to The Park at Lakeline Oaks (1000 Old Mill Rd.).  Pohl Partners represents the owners of the property, Caspita Industries Ltd.  As many of you will remember, we successfully defeated Pohl Partners' attempt to re-zone this same land from General Office (GO) to Multifamily (MF) two and a half years ago.  The interested buyer at that time wanted to build apartments if the re-zoning was successful.  Presently, a different developer how shown interest with the intent of constructing individually owned homes.  Again, a re-zoning will have to be approved by Cedar Park for the purchase to go through.
 
With our triumphant work as a group in preventing the re-zoning, Pohl Partners is reaching out to us ahead of time to get our opinions, suggestions, and input and to answer any questions about this possible development.  Pohl Partners have setup a community meeting to discuss the situation at The Park at Lakeline Oaks Bldg. (1000 Old Mill Rd.) on Thursday, July 8th, @ 7:00 PM.
 
Pohl Partners has put a large sign communicating the meeting information on top of the For Sale on the property.  Currently, it is not there due to being brought down by the recent storms in the past several days.  However, we have informed Jennie Braasch of this, and they will get the sign back up ASAP.  In addition, Pohl Partners put the following flyers on the doors of over 200 homes nearest to the piece of land.  A soft copy of it is attached if you were not one of the homes.  If you cannot attend, please don't hesitate to e-mail the BOD (bod@lakelineoaks.org) with any opinions, suggestions, input, questions, or concerns that you want communicated at that meeting as the BOD plans to be in attendance if you feel uncomfortable contacting Pohl Partners directly.  However, the BOD encourages everyone to attend if you live in Lakeline Oaks or not as this is our opportunity to put in our two cents.
 
Please forward to anyone who may need to be aware of the situation, and let the BOD know if someone wants their e-mail address added to the re-zoning and/or Lakeline Oaks homeowner e-mail distribution list.

The Lakeline Oaks Annual HOA Meeting is scheduled for:

Date: Thursday, May 6th, 2010
Time: 7-9:00 PM
Location: The Park at Lakeline Oaks Community Center, which is located at 1000 Old Mill Rd., Cedar Park, TX 78613.

Homeowners will receive meeting information via postal mail from Goodwin Management. Food and refreshments will be provided. In addition, a raffling of gift cards will be held and given out to homeowners in attendance. It must be emphasized that if you cannot attend or are unsure if you will be able to attend, please fill out and submit your proxy within the self-addressed envelope. Both will be enclosed. The proxy can *ONLY* be used to vote for a new HOA board of director of which one is up for election and encompasses a three-year term and nothing else. If you do end up attending, you can re-vote as your proxy will be retrieved and voided.

Failure to meet 25% quorum by proxy and attendance requires additional meetings to be held until quorum is met. Holding additional meetings wastes the valuable time of fellow neighbors who are able to attend and becomes an unplanned expense our HOA dues end up paying.

Crimestoppers Crime ALERT

A homeowner was kind enough to report an incident to the newsletter committee concerning packages delivered to the doorsteps of homes. The homeowner, who had ordered a laptop, found a delivery notice on the front door but no package. It was apparent that someone had stolen the parcel. In addition, KXAN aired a story in mid-March concerning a string of daytime burglaries that have been going on since January in Cedar Park and surrounding areas. Although the Cedar Park Police have been working with neighborhood groups, they need more help from the public. Police said the burglaries have occurred in residential neighborhoods and several apartment complexes between the hours of 9 a.m. and 4 p.m. by kicking in the front door or entering through a broken window. Police think the suspects are most likely watching the residents leaving their homes and also closely watching the neighborhoods where they strike. On several occasions, the burglaries occurred within the first 30 minutes to an hour after the resident left their home. They also think the burglars may be knocking on doors to check the residences and have a cover story prepared if they come in contact with a resident who is at home. For all homeowners, please ensure that your house is entirely secure, and if you see something suspicious or even suspicious-like, please don't hesitate to contact the Williamson County Sheriff's Department via 911 and look out for yourself and your fellow neighbors.
Mandatory Water Conservation Rules and Regulations Lifted

On December 2nd, 2009, the city of Cedar Park lifted the mandatory water restrictions due to the recent rains and higher lake levels. Therefore, Williamson Travis Counties Municipal Utilities District (MUD) #1, which Lakeline Oaks is a part of, has followed suit. However, it should be reminded to everyone that it is still imperative to conserve water.
